Get a roof inspection and a written price

Somebody climbs the roof, photographs what is there and hands you an itemised sheet. It costs nothing and commits you to nothing. Call (931) 410-6271 or send the form.

What the day looks like from your side

You tell us roughly what is happening — a stain on a ceiling, shingles in the yard after Tuesday night, a roof you know is twenty-two years old, or a lender asking for a certification. You do not need to diagnose anything; working out what is wrong is the job, not the entry requirement.

An estimator comes out, generally within a day or two and faster when a storm has just gone through. They get on the roof rather than looking from the driveway, go into the attic where it can be reached, photograph what they find and measure the whole roof. You can follow them round and ask questions, and most people do.

Then you get the photographs and a written sheet. If hail or wind is involved, you also get a straight answer about whether a claim is worth making before you ring your carrier, which occasionally means being told there is nothing here worth filing on.

What the written sheet itemises

Tear-off and haul-off

Removing the existing covering down to the deck, and taking it away. Disposal is by weight, so layers matter.

Decking, priced per sheet

A rate rather than a total, because nobody can count rotten sheathing before the shingles are off. You see what we find.

Underlayment and ice-and-water shield

Synthetic across the field, membrane in the valleys and around every penetration.

New flashing and pipe boots

New, not reused. Reused flashing is the commonest corner cut in roofing and the usual reason a roof leaks in year six.

Ridge and intake ventilation

Both halves, because exhaust without intake does very little and attic heat is what shortens shingles here.

The permit

Montgomery County at $0.38 a square foot, minimum $25, or the relevant authority for your address. Shown as its own line.

Daily cleanup and a magnet sweep

Tidied at the end of each day rather than only at the end of the job, and the yard rolled with a magnet twice before we go.

The workmanship warranty, in writing

Separate from the manufacturer's product warranty. Ask any roofer which is which and who honours the first one in year five.

What is deliberately not in the price

Interior repairs

Drywall, paint and soaked insulation are other trades. We will stop the water and document the damage for a claim, and we will not pretend to do the rest.

Your deductible

Yours to pay, as Tennessee law requires. Anybody offering to make it disappear is telling you something about how they work.

Large tree removal

Lifting a trunk off a structure is a tree service's trade. We will say so plainly rather than attempt it with a ladder and optimism.

Surprises

If something is not on the sheet, it does not appear on the invoice. Anything found once the roof is open is shown to you and agreed first.

Timing, validity and the absence of pressure

The written price holds for thirty days. No deposit is due before you approve it, and nobody asks you to sign on the day of the inspection. We would genuinely rather you took the sheet to two other roofers and compared what is in them — flashing, nailing specification, membrane, ventilation, the decking rate, the permit — than felt hurried into anything. A quote several thousand dollars below the others is usually explained by at least one line somebody left out.

Water coming in right now? Say emergency when you ring and a tarp crew comes out tonight. Stopping the water comes first; the estimate can wait until the house is dry. If you can see sparking or smell gas, call the utility or 911 about that before you call us.
